What this document actually is
Mortgage underwriters build a case: is this income real, is it stable, is it likely to continue? They answer those questions with a 12-month earnings report (real), an income history showing prior years (stable), and an employment verification (continuing). A mortgage package assembles those three artifacts in the order underwriters read them, so the automated-underwriting engine can price the loan without a manual re-request.
When people reach for this document
You're a first-time buyer with a conforming loan
Fannie/Freddie underwriting needs 2 years of income continuity. The 12-month report plus prior-year comparison covers it.
You're refinancing to lower your rate
Rate-and-term refis run the same DTI check as a purchase. The same package works.
You're applying for a jumbo mortgage
Jumbo underwriters want more, but they read the same three documents first. A package accelerates the initial pass and reduces the follow-up list.
What the delivered document looks like
- Cover page with borrower name, loan amount if known, and DTI-relevant income
- 12-month earnings report
- Prior-year income comparison (2-year history)
- Employment verification letter
- Combined into an underwriter-friendly indexed PDF
What reviewers check
- Income is stable or trending up (declining income triggers manual review)
- Employment is continuous (no unexplained gaps)
- DTI at the stated income supports the requested loan
- All documents dated within the underwriting window
Questions specific to mortgage package
Do I need tax returns too?
Yes — lenders will pull them via a 4506-C. This package supplements returns, it doesn't replace them.
What about bonus and RSU income?
Include them in the earnings report with a separate line. Add a compensation letter if bonus/RSU is >30% of total comp.
How current does the employment letter need to be?
<30 days at initial submission and <10 days at close of escrow.
